All calculations are performed locally in your browser. diblk does not store, process, or have access to the specific financial figures, property details, or other inputs you enter into any calculator.

• Calculator outputs depend entirely on the accuracy of the values you input. "Garbage in, garbage out" applies — diblk cannot verify the accuracy of your inputs.

Templates & Downloadable Content

Templates, checklists, and similar downloadable documents provided on diblk are made available for personal and business use, including customization for your own real estate activities. You may not resell, redistribute, or re-publish these templates as a standalone product (e.g., on another template marketplace) without our permission.

Calculation Results & AI-Generated Output

Results generated by our calculators and AI tools based on your inputs are yours to use freely for your own purposes. diblk claims no ownership over your specific inputs or the resulting outputs generated for you.

The Site may display advertisements (including via Google AdSense) and may contain links to third-party websites or services that are not owned or controlled by diblk. We have no control over, and assume no responsibility for, the content, privacy policies, or practices of any third-party websites or services. THE SITE AND ALL TOOLS, CALCULATORS, TEMPLATES, AND CONTENT ARE PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS, WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, OR ACCURACY OF DATA.

diblk does not warrant that the Site will be uninterrupted, error-free, secure, or free of viruses or other harmful components.

IN NO EVENT SHALL DIBLK'S TOTAL LIABILITY TO YOU FOR ALL CLAIMS ARISING FROM YOUR USE OF THE SITE EXCEED ONE HUNDRED U.S. DOLLARS (USD $100), AS THE TOOLS ARE PROVIDED FREE OF CHARGE.

Some jurisdictions do not allow the exclusion or limitation of certain damages, so some of the above limitations may not apply to you.

You agree to defend, indemnify, and hold harmless diblk and its operators from and against any claims, liabilities, damages, losses, and expenses (including reasonable attorneys' fees) arising out of or in any way connected with your access to or use of the Site, your violation of these Terms, or your violation of any rights of a third party (including through use of AI-generated content or templates).
